Two new office towers are set to join Australia’s oldest dedicated entertainment and business precinct, Fortitude Valley. Situated on the fringes of Brisbane’s CBD, the area is where heritage listed properties meet contemporary buildings, and commerce mingles with some of city’s best restaurants, cafes, and bars.
Fortitude Valley Office Tower and 31 Duncan Street are A-Grade commercial buildings. Together they offer more than 25 floors of leasable contemporary office space with end of trip facilities and seven levels of parking.
Redeveloped from the previous Chinatown Mall, the Duncan Street building also features revamped retail areas and a public arcade.
The Brief
Rheem Commercial was contacted by hydraulic engineers, Performance Construction Hydraulics, to size hot water plants for both buildings using Rheem Heat Pumps.
Rheem collaborated with Planet Plumbing to customise the plants to meet the requirements of the two towers and room specifications. The hot water systems would need to meet the 5 Star Green Star building target and the National Australian Built Environment Rating System (NABERS) 5.5 energy rating.
The Solution For fortitude valley office tower and duncan street
Rheem Commercial provided a custom solution for Planet Plumbing to install. The team collaborated with an external contractor on the design and planning of the Building Management System (BMS) integration and externally vented plant.
The Rheem Commercial Air to Water 16kW Heat Pump was specified to deliver hot water up to 65°C with a system Coefficient of Performance (COP) rating of up to 4. The model is also supplied with a built-in Rheem iQ controller with BMS capability.
Rheem Heavy Duty Electric boosters were also installed for high-demand hot water usage to support all amenities.
The systems meet the 5 Star Green Star and NABERS 5.5 energy rating requirements, this will also help the office towers to maintain sustainable operational costs.
