Situated at the intersection of business and retail precincts of Adelaide’s CBD is 60 King William Street. The carbon-neutral enabled building encompasses contemporary workspaces, retail boutiques, and food and beverage options, with facilities managed by CBRE.

With a focus on green credentials and planet conservation, this tower aims to set a new sustainability benchmark for future workplace designs and industry standards.

Rheem Commercial’s Water to Water (W2W) heat pump was not only fit for purpose, but it would also exceed the client’s expectations for energy certification.

The Brief

Rheem Commercial was contacted by Jordan Plumbing to design a new and efficient heat pump solution to support the building’s deluxe EOT facilities and base building amenities. This includes 70 luxury showers and gender-neutral bathrooms.

The system would need to be fully electric and meet the building’s 5 Star NABERS energy rating and 4 Star NABERS water rating, while also helping to minimise running costs.

After collaborating with Jordan Plumbing and key stakeholders such as the Integrated Controls Network (ICN) engineer, Rheem Commercial developed a sizing proposal to ensure the facility would remain carbon neutral.

The Solution: RHEEM COMMERCIAL EXCEEDS ENERGY CERTIFICATION EXPECTATIONS

Given the lack of ventilation in the plant room’s sub-basement location, and in keeping with the need to be fully electric, the W2W heat pumps were the optimal choice.

Expertly installed by Jordan Plumbing, the custom solution delivers hot water up to 65°C, with a Coefficient of Performance (COP) of up to 6 to 7, depending on the system configuration. It has an excellent return on investment for magnified savings on operating costs and adds to the green points from EOT facilities.

The W2W heat pumps are also supplied with a built-in Rheem iQ controller that includes high-level Building Management System (BMS) integration, providing up-to-date information on the plant’s performance.

To ensure the consistent availability of hot water, the team installed heating elements for redundancy, and storage tanks to hold the peak load.

From the proposal through to the final commissioning and installation, the project was a success with Rheem Commercial exceeding the client’s expectations for energy certification.
